Landlord Gas Safety Responsibilities: A Guide for York
A guide for York landlords to gas safety checks, appliance maintenance and tenant records. Understand the main duties and where to find the HSE’s detailed guidance.
Arrange gas safety checks and maintenance
Landlords must keep the gas pipework, appliances and flues they provide in a safe condition and arrange annual safety checks on the relevant appliances and flues. Use a Gas Safe registered engineer qualified for the work. A safety check and routine servicing are different: discuss the maintenance required as well as the check, and act on any defects identified.
Give tenants their gas safety record
Provide existing tenants with a copy of the gas safety record within 28 days of the check and new tenants before they move in. Keep the record for at least two years. Plan ahead for access and the due date, rather than waiting until the last minute. The HSE explains the timing rules and arrangements that may apply to your property.
Arrange a landlord gas safety visit in York
This guide is a general overview of landlord gas safety responsibilities. Read the HSE guidance below for the detailed rules and exceptions. To discuss a visit with me, provide the property address, the appliances to be checked and your current due date. Let me know if you also need boiler servicing, and arrange access with the occupier.
