Landlord Gas Safety Certificates in York | CP12 Checks

Arrange a landlord gas safety check in York with Tom Whitelam. Learn what the gas safety record covers, what to prepare for the visit and when to request boiler servicing.

What is a landlord gas safety certificate?

Often called a CP12 or landlord gas safety certificate, the gas safety record documents the check and its findings. It is not a substitute for ongoing appliance maintenance, and the presence of a record does not mean every appliance is safe to use. Read the findings and follow the engineer’s instructions about any defects or further work.

Book your gas safety check in York

Contact me with the rental property address, the gas appliances present and the date the check is due. Agree access with the tenant or occupier before the appointment and make the appliances accessible. If you would also like a boiler service, request it when booking so the visit can be planned to include both jobs.

Keep the record and follow up on faults

Landlords generally need annual safety checks on the relevant gas appliances and flues, alongside ongoing maintenance. Keep the required records, provide tenants with copies and act on defects. The HSE guidance explains the duties and exceptions. For the record-keeping deadlines, read the landlord responsibilities article, then contact me to discuss your property and availability.
